Mold removal in Tallahassee costs $1,500–$6,000 for most remediation. Florida licenses assessors and remediators separately and bars either from doing the other’s work on the same structure within 12 months (Fla. Stat. 468.8419). We are a remediator; our walkthrough and quote are free.
How the split works, what the canopy does to a building here, and what each job costs.
Two companies, by law
A mold assessor samples, evaluates, and issues a written protocol. A mold remediator removes what the protocol identifies. Florida keeps them apart so the party diagnosing the problem has no financial share of the cure, and it goes further — neither side may pay or accept anything for referrals, and an assessor may not take work where the fee depends on the findings.
The practical effect is that you may face two invoices from two companies. Frequently you need only one. Where growth is visible and the cause is obvious, come straight to us. Where the source is hidden, or a claim, sale or dispute is involved, start with an assessor — the reasoning is on the assessor versus remediator page.
What the canopy does
Tallahassee sits in the Red Hills under unusually dense live oak cover, and that shapes moisture in two directions.
Slowly: shaded roof planes and north walls receive very little direct sun, so they stay wet longer after each of the 58.81 inches of rain this area takes annually. Same rainfall as anywhere nearby, much longer drying time — and drying time is what mold responds to.
Suddenly: the same trees come down in storms. A limb through the roof is the most common way bulk water enters a house here, and it is also the one mold cause insurers usually pay for. See storm and tree damage.
What we do
Mold Remediation
Removal priced against a protocol — ours or your assessor’s, with the line between the two respected.
Storm & Tree Damage
A limb through the roof is how bulk water gets into a house under this canopy.
Attic Mold Removal
A north-facing roof plane in permanent shade never gets the sun that would dry it.
Crawl Space Mold Removal
Red Hills terrain means more raised housing here than in flat Florida — and damper crawls.
Water Damage Restoration
Drying under a canopy, where the outdoor air is no help and the shade is worse.
Assessor vs Remediator
Two licences, two companies, one line the legislature drew on purpose.
Mold Inspection: Who to Call
You searched for an inspection. We are not allowed to sell you one — here is who is.
Renters and Mold
What Florida law actually requires of a landlord, and the clause that changes it in a rental house.
What it costs
| Work | Range | Applies when |
|---|---|---|
| Mold remediation | $1,500–$6,000 | Visible growth with a known source, or an assessor protocol to price |
| Crawl space | $2,500–$9,000 | Raised house on Red Hills terrain, damp framing beneath |
| Attic | $1,500–$5,000 | Shaded roof plane, fan venting into the attic, sweating ducts |
| Storm and tree damage | $1,000–$8,000 | A limb or wind opened the roof |
| Water damage | $1,000–$8,000 | Flooding or a sudden discharge |
| Licensed assessment (not us) | $300–$800 | Hidden source, transaction, claim, or dispute |

What the free walkthrough includes
- A look at what is visible — no sampling, because that would be an assessment
- A written quote for the removal, naming the water source we believe is feeding it
- Whether the affected area is above or below the 10 square foot line
- An honest answer on whether you should engage an assessor before hiring anyone
- Pricing against an existing protocol, line by line, if you already hold one
Telling people to go to an assessor first costs us work regularly. It is also the only position consistent with how this market is built. See how we work or book the walkthrough.
Common questions
How much does mold removal cost in Tallahassee?
Most remediation runs $1,500-$6,000, whole-home $6,000-$15,000. Crawl space work is $2,500-$9,000 and attic $1,500-$5,000. A licensed assessment, where you need one, is a separate $300-$800 from a different company.
Do you do mold testing as well as removal?
No. Fla. Stat. 468.8419 bars a remediator from assessing a structure their company remediated within 12 months, and bars assessors from the reverse. We remove. Sampling and written protocols come from an independently licensed mold assessor.
Then what is free?
The walkthrough and the written remediation quote. We look at what is visible, price the removal, and tell you honestly whether you should be engaging an assessor first. If you already hold a protocol we quote directly against it, line by line.
Why does mold keep coming back?
Because the water source was not corrected. Removal without addressing what fed it produces regrowth in the same place. Under this canopy the usual culprits are a shaded roof plane that never dries and storm damage nobody traced fully.
Does the tree canopy actually cause mold?
Shade is not the problem; slow drying is. A roof plane or wall under mature oaks holds moisture far longer after each of the 58.81 inches of rain this area takes annually. It is a small difference repeated hundreds of times a year.
What is the 10 square foot rule?
Florida's definitions of both mold assessment and mold remediation apply above 10 square feet of growth. Below that neither licence category is engaged, so a genuinely small patch is not a regulated process whatever anyone tells you.

If you already hold an assessor’s protocol, say so — we quote directly against it. If you do not, describe what you have found and roughly how large an area it covers. Ten square feet is the line Florida draws, and knowing which side of it you are on changes what you need next. Same working day reply.
