What the statute separates, and why
Florida licenses two distinct roles. A mold assessor samples, evaluates building history, and forms a hypothesis about origin, identity, location and extent. A mold remediator removes, cleans, sanitises, and treats.
Section 468.8419 then keeps them apart. An assessor may not remediate a structure their company assessed within the previous 12 months. A remediator may not assess a structure their company remediated within the previous 12 months. Neither may accept or offer compensation to the other for referrals. And an assessor may not take an engagement where the fee is contingent on what the assessment concludes.
The reasoning is not subtle: when the company diagnosing the problem also invoices for the cure, the diagnosis has a financial direction. Florida removed that. We think it was right, which is convenient to say and also checkable — it is the reason there is no testing page on this site.

The fourth row is the honest limit of what a remediator can do for you. Finding mold nobody can see is assessment work. Sending you to someone else costs us the job about as often as it wins one, which is roughly the point of the arrangement.
The 10 square foot line
Both statutory definitions — assessment and remediation — are written around mold growth greater than 10 square feet. Below that threshold the licence categories are not engaged at all.
That is worth knowing because it cuts both ways. A genuinely small patch does not require a regulated process, and a company insisting otherwise is inflating the job. Equally, a patch that looks small on a wall surface can be much larger inside the cavity, and the visible area is not the measurement that counts.
What the work involves
- Containment — sheeting and negative air pressure so demolition does not distribute spores through clean rooms
- Removal of affected porous materials, which cannot be cleaned back to sound
- HEPA cleaning of the surfaces that remain
- Drying to a measured target, which under 58.81 inches of annual rainfall and a heavy canopy the ambient air will not do for you

Will remediation stop it coming back?
Only if the water source is corrected, which is why our scope names it. Removing growth without addressing what fed it produces regrowth in the same place. Under this canopy the source is frequently a roof plane that never dries or storm damage nobody fully traced.
