How long does the work take?
Most residential remediation runs one to three days on site, longer where extensive material has to come out and be replaced. Drying to a measured target can add days depending on how wet the structure was and how much equipment the space needs.
Will you name the water source in the quote?
Always. A scope that lists square footage and containment without saying where the water came from is a cleaning quote, and it will come back. Under this canopy the source is often a fan venting into the attic or a roof plane that never dries.
Is my patch above or below 10 square feet?
Free question, ask us. Both Florida statutory definitions apply above 10 square feet of growth. Below it neither licence category is engaged. Bear in mind that the visible surface can be much smaller than what is behind it.

What species is it?
Not answerable by eye, by us or anyone else. Many common indoor molds appear dark, and identification requires laboratory analysis of a sample. Sampling is assessment work, and we are barred from doing it on a house we then remediate.
Is there mold I cannot see?
Finding hidden growth is the core of what an assessment is for - sampling plus building history plus inspection, to form a hypothesis about location and extent. If you have a smell and nothing visible, that is precisely the situation an assessor exists for.
How extensive is it really?
Beyond what is visible, that is a finding rather than an observation, and findings are assessor territory. We can tell you what we can see and warn you where the scope might grow once a wall is opened, which is not the same thing.
Can I have something in writing for my insurer?
Not from us in a form that will carry weight. An insurer wants a document from a party with no share of the removal invoice, and that independence is the entire reason Florida separated the two roles.

Is this making my family ill?
A physician's question, not ours. We are remediation contractors with no medical qualification, and any mold company volunteering health claims to close a sale is doing something it is not competent to do. Speak to a doctor who knows your household.
Can I withhold rent over this?

Who fixes the roof?
A roofing contractor. We handle the water and the mold, and the opening usually needs closing before or alongside drying rather than after it. We will set out the sequence and work around the roofer rather than waiting.
