Mold Inspection and Mold Removal in Tallahassee: Who to Call

Two different things go by the word “mold inspection”

A statutory mold assessment. Performed by a licensed assessor. Includes physical sampling, evaluation of building history, and a written protocol setting out origin, location and extent. Costs $300–$800. This is the document an insurer, a buyer, or a court will accept.

A remediation walkthrough. Performed by us. No sampling, no finding about species or extent, no protocol — just a look at what is visible and a written quote to remove it. Costs nothing. Useful when the problem is plain and nobody needs convincing.

The second is not a cheaper version of the first. They answer different questions, and a company blurring them is either confused or hoping you are.

Choosing one

  • Confirm the licence. Florida licenses mold assessors specifically; a general inspector credential is not the same thing.
  • Ask whether they also remediate, and on what basis. There is a lawful route — the Division I contractor exception — but you should know which you are dealing with.
  • Ask what the deliverable is. A written protocol with sample results and a scope, not a verbal summary. If it will not be written down it cannot be used for anything.
  • Choose your own. Referral compensation between assessors and remediators is prohibited both ways, and picking independently removes the question entirely.

Why can't you just inspect it for me?

Because a statutory mold assessment includes physical sampling, and Fla. Stat. 468.8419 bars us from assessing a structure we then remediate within 12 months. We can look and quote removal. We cannot sample, form a finding, and then sell you the cure - that is the arrangement Florida removed.

Do I actually need an assessment?

Often not. If growth is visible, the cause is obvious, and nobody is disputing anything, an assessment mainly confirms what is in front of you. It earns its fee when there is a smell but nothing visible, in a property transaction, in an insurance claim, or in any dispute.

How do I choose an assessor?

Confirm they hold a Florida mold assessor licence, ask whether they perform remediation as well and on what basis, and ask what the deliverable is - you want a written protocol with sample results, not a verbal opinion. An assessor who will not put it in writing is not worth the fee.

Should I use the assessor a remediator recommends?

Be careful. Paying or accepting anything for referrals between assessors and remediators is prohibited in both directions. Naming someone competent is not the same as a referral arrangement, but the value you are buying is independence, so choosing your own is the cleaner route.
